Prime Minister Zaev visits East Gate Mall construction site

Today, high representatives of the Government of Republic of North Macedonia, led by the Prime Minister, Mr. Zoran Zaev, Deputy Prime Minister of the Republic of Macedonia, responsible for economic affairs and coordination with the economic sectors, Mr. Fatmir Bytyqi, Minister of Economy, Mr. Kreshnik Bekteshi, Minister for Transport and Roads, Mr. Blagoj Bochvarski, as well as the Mayor of Gazi Baba Municipality, visited the construction site of East Gate Mall.

The high government representatives were hosted by Mr. Samir Mane, the President of Balfin Group and shareholder of Skopje East Gate, Mr. Arsim Papraniku, Board Member and the CEO, Mr. Igor Davkov who explained about the construction progress as well as informed about the structure, size, tenants and activities.   

The Prime Minister, Mr. Zaev expressed its satisfaction to be one of the first visitors in East Gate Mall, the most modern Mall in on the Balkans, that attracted significant brand names from all of the world. Being the biggest in the region by its GLA and mix of activities, the Mall besides the regular shoppers will attract many foreign visitors and transit travelers.

That means new working places that coincides with our efforts to create favorable working atmosphere for well-paid labor force, and attraction of new investments. Construction industry develops 70 activities and contributes significantly in the GDP and the creation of new working places.” – states the Prime Minister Zaev.    

The CEO of Skopje East Gate stated: ,,East Gate Mall is a new generation shopping center that develops a total built area of ​​160,000m2 and will spread on 5 floors, and will have 57,000m2 of total rental area for 250 brands. With a facility of this size, Skopje gets the largest mall in the region which will be the new place for going out, partying and shopping. It belongs to the so-called destination centers because it offers more content in one place: a wide selection of fashion and unique brands, services, playroom, 8 cinemas, 7 fine restaurants, fast food department with 800 seats, hypermarket, salons for furniture and appliances, and will be the only mall surrounded by green parks covering an area of ​​12,000m2. The total investment of Skopje East Gate is 350 mil euros and the total investment of East Gate Mall only amounts to 103 Mil euros.”

The world fashion mogul from Spain, Inditex Group, will rent business space for all its brands, making the popular seven ZARA, ZARA HOME, ОYSHO , Massimo Dutti, Berschka, Pull and Bear and Stradivarius, available to be found in only one place, in East Gate Mall.

Inditex Group has reached an agreement with East Gate Mall for the historically largest lease of retail business premises in Macedonia. The agreement provides for the lease of a retail area of ​​8,600 m2 for all seven brands. For the first time on the market, Inditex Group will appear in East Gate Mall with the brands ZARA HOME and OYSHO, and the brand ZARA will cover more than 4,600 m2, making it the largest ZARA in the entire region.

With this transaction, East Gate Mall is strategically positioned as one of the key retail destinations in the region, while providing preconditions for stable investment parameters at a level usually required by investors investing in this type of real estate.

East Gate Mall Skopje to be opened fall season 2021 – financing is finalized

A syndicated loan agreement of 72 million euros has been signed to finance the construction of East Gate Mall Skopje, real-estate investment project of Balfin Group Albania in Skopje. East Gate Mall is one of the most modern shopping centers in the Balkan region. It is 103 million euros investment project located on the former fairgrounds of Skopje . The syndicated loan was financed  from NLB Group, Komercijalna Banka Skopje, Raiffeisen Bank Albania and Halk Bank Skopje.

According to Mr. Igor Davkov, CEO of East Gate Mall: “We are signing the largest amount of bank financing ever signed in Macedonian history, when it comes to project financing of an investment from the private sector. With the signing of this agreement, Skopje East Gate closes the financial construction of the investment in the shopping center, in the amount of over 103 million euros, which financially completes the first phase of the entire project.”

East Gate Mall is part of the modern and contemporary multipurpose complex Skopje East Gate which, in addition to a shopping center, will feature a residential complex and an office park with a total area of 500,000 sq. m. The project aims to introduce new and modern standards of urban living and working.

The shopping center as an investment that covers a total usable rental area of ​​about 57,000 m2 with 250 tenants (individual premises for rent) is envisioned to completely change the image of the Macedonian retail industry. Namely, the shopping center on the retail market in Skopje will bring over 20 new world fashion brands on a retail area of ​​over 20,000 m2 or approximately 40% of the total area for renting the shopping center; will enable the opening of trade units that in their format and size correspond to the format and size in which the biggest fashion brands open stores in world capitals, and thus provide a completely different quality and quantity in the offer to the end consumer.

Over 150 tenants have signed commercial terms and lease agreements with East Gate Mall, so by today, more than a year before the opening of the mall, over 80% of the mall is leased with confirmed commercial terms from the tenants.

East Gate Mall Skopje is subsidiary of Balfin Group Albania, one of the most financially powerful investment groups in the Balkans. The shopping mall is scheduled to be opened in fall 2021.
